B.C.’s home sales remain low but recovering slowly, says real estate association

The British Columbia Real Estate Association (BCREA) says residential sales were down in August compared with the same month last year, but recovery continues across the provincial market.

Last month, a total of $5.2 billion in home sales were recorded, which is down 4.8 per cent compared with August 2025 and 25.4 per cent below the 10-year average for the month of August, the BCREA says.

“Provincial home sales remain well below long-term averages but have been steadily improving throughout the year,” said BCREA chief economist Brendon Ogmundson.

“We expect a gradual recovery in sales to continue, though new tariffs and a recent spike in long-term interest rates add a layer of risk to that scenario.”

The average home listing price, province-wide, was $924,826, a drop of around one per cent compared with last year. Unit sales were 5.5 per cent lower than last year, with 46,069 homes changing hands.

In Greater Vancouver, the average listing price was $1,213,418 — down about 1.3 per cent year-over-year. In total, 1,869 units were sold across the region, which is down 3.6 per cent compared to August 2025.

In the Fraser Valley, the average price was $949,354 (down 4.7 per cent), and in Chilliwack it was $746,289 (up 1.5 per cent).

So far in 2026, $43.26 billion in home sales has been recorded, which is down 6.5 per cent compared with the same period last year.
