Hotel-residential tower proposed near Vancouver’s Broadway and Granville streets

Concord Pacific is pitching the City of Vancouver on a 35-storey, mixed use development just east of the Broadway-Granville transit hub that would have 257 hotel rooms and 172 strata residential units.

The developer also envisions a third-storey seniors’ centre and gathering space as a community amenity within the tower, which would rise to 123 metres (just over 400 feet) at 1368-1398 West Broadway and has been dubbed the Hemlock Project.
The application requires a rezoning of the lots, currently vacant, from commercial to comprehensive development and is being considered as part of the Broadway plan.
The project team is led by W.T. Leung Architects.

The application points to a shortage of hotel rooms across the city, noting that Vancouver is expected to welcome about 14 million visitors annually by 2030 — while the city has just 13,290 hotel rooms and about 24,000 throughout the Lower Mainland.
The condos and hotel rooms at the corner of Hemlock Street and West Broadway would be steps from the Granville-Broadway subway station and address what the developer calls the “missing middle” in the hotel industry — which is dominated by older buildings and luxury offerings.
“Vancouver’s hospitality sector is facing a critical challenge,” reads the application summary. “As tourism surges and business travel returns, the city is experiencing a shortage of hotel rooms that could limit its economic vitality and international competitiveness.”
The site will feature 4,000 square feet of public space at the corner, a 10,000 square foot lobby and lounge and, on the third floor, a 12,000 square foot community centre for seniors including outdoor terraces.

The hotel rooms and commercial spaces would be concentrated in the lower floors while the upper storeys would be condos.

The Broadway plan calls for towers of up to 30 storeys in the Fairview Broadway South Area where the Hemlock Project is located. Concord Pacific notes those development guidelines allow for increased building heights, up to six additional storeys, and that the double-size 200 foot lot makes it possible to go higher while still offering visually appealing setbacks from the street.
Concord Pacific has also proposed a rezoning down the road at 1795 West Broadway, on the northeast corner of Burrard Street, which if approved would provide a community amenity contribution in support of the seniors’ centre at the Hemlock site.
That project would have 234 strata residential units in a 30-storey tower with commercial space at ground level.
